01 How stamp duty works

You pay a rate on each slice — not the whole price

Stamp duty is marginal: each band’s rate applies only to the part of the price that falls inside it, the way income tax works. A calculator that hides the slices can’t show you where the money goes — ours always does. First-time buyers get a higher nil-rate band (with conditions, and a price cap in England); buying an additional property adds a surcharge (a flat 8% supplement on the whole price in Scotland, higher bands in England & Wales); and a non-UK resident pays a further 2% in England & Northern Ireland. We state the conditions but don’t assert your eligibility — that’s for you and your solicitor.
